Gib Lane is a large site on the South West edge of Blackburn. Over the past four years Rule Five Land has worked with the land owners, Blackburn with Darwen Borough Council and ATLAS (Advisory Team for Large Applications) who are part of the Homes and Communities Agency (HCA).

There is now an approved Masterplan for the whole site and an outline planning consent for the first phase, consisting of 145 dwellings.

Rule Five Land, together with Kingswood Homes, has recently started working with Wayne and Gerardine Hemingway, of HemingwayDesign, an award winning multidisciplinary company. The Hemingways, who both grew up in Blackburn, have received awards and accolades for their housing projects around the UK and the intention is for Rule Five Land, the Hemingways and the developer to work closely in order to deliver the most exciting residential development that the North West has seen. The team includes the award winning architects IDPartnership who the Hemingways collaborated with for the Staiths South Bank project in Gateshead.
